LOCATION:

This property is 4 miles off of the main corridor, highway #2.
It is 35 minutes south of Edmonton and 15 miles west of Wetaskiwin.
Great location for a commuter.

LAND DETAILS:

There are 160 acres in total.
150 are open and were undersown to clover/timothy in 2005.
There are 800 tonnes of silage available.
After the silage comes off,
there is enough left for 120 cows to graze for at least two months.
The soil is #1 and #2 Black Loam - very productive.
On a normal year, an oat/barley/rye grass mix can graze
~110 pair in addition to yielding ~200 - 1200 pound bales.

WATER SOURCE:

155 foot well services the home.
A spring-fed dugout with its own pressure system provides
PLENTY of water for the feedlot (~400 cattle).
There are an additional two hydrants besides those in the barns.

FENCING:

All of the land is perimeter fenced with two smooth, electrified wires.

OUTBUILDINGS/HANDLING SYSTEM:

Two small barns with power and hydrants are part of the property.
A site for a shop has been established with services (power, water, gas).
All power is underground except for the line coming into the yard.
